Before I start let me tell you the truth about “mortgage freedom”!
For many Australians, the words “mortgage freedom” take on a dreamy quality and suggests the completion of a twenty to thirty year painful economic trial or, perhaps, winning Lotto.
Even winning Lotto is painful in many ways if you don’t know how to wisely manage your winnings. Research on one survey shows that 85% of people who won a big lottery had a rough experience because they now had large sums of money but no real financial education on how to keep their financial affairs in order. As a result, those 85% of lottery winners were often in far worse financial stress after 10 years of winning the prize than their initial situation. No matter how much money you have, if you increase your expenses by more and mismanage your finances, you are in trouble.
So my single piece of advice to you is take some time and read this book as a means of education for your better financial future – it may be far more useful even if you do someday hit the lottery jackpot.
Housing costs, whether by way of rent or mortgage, are the single largest after-tax expense for most Australians. It needs not to be that way. In the long-term even a mortgage is better than rent, which returns no equity. Renting a house or apartment is like hiring a car, when ride is over the car is returned to its true owner and hirer has no beneficial right to enjoy the benefit of that car.
