After a few months of joining David and Mortgage Australia I now have six real estate agents who I have created co-branded versions of the book with that hand them out to their buyers and sellers for me. As much as I didn’t want to, we had to turn down one agent who wanted to use it because I had too many in the area already with the book!
The real estate agents immediately see the benefit to them of having something tangible and lasting that they can hand out to build their profile, just the same as it works for us. At the moment the home loan market in Perth is very quiet and the book gives me a great point of difference to other brokers.

Whilst visiting agents at their home opens to introduce myself I found that many Agents ask the question of what is my point of difference to every other Mortgage Broker. I find that people who see the book are a lot more open and forthcoming about their situation and less guarded, it breaks down a lot of barriers.
One example of a great outcome of having the book was at a recent auction that I attended as a guest of a Real Estate Agency. I had my usual table with goodies and information brochures but this time displayed a few books on the table. Previously when I have had table displays at events people have come up to the table browsed and unless they were looking for finance at the time would pass on by.

Day 1: “Sweet success already!”
“Sweet success already! Hello David, Well, I just have to share this news. I have my first Real Estate Agent on-board with the book. He is the No.1 agent in the area by a country mile, and No.1 in NSW and No.2 in the country for (*national real estate chain*). Very exciting!”

“More cost-effective in getting to a new client than anything I’ve done before.”
“After creating a good rapport with clients, and when I know they have a good feeling about what I am recommending, I bring out the book as our gift for seeking our advice. I explain that we wrote it to help our clients better understand their home loan, and why we recommended the loan we did.
Then I knuckle down and start on the iPad Fact Find process while they leaf through the book. When everything is done, I draw their attention back to the book and highlight these chapters in the book:
- Chapter 16: Compound Interest
- Chapter 17: Strategies, and
- Chapter 18: Offset Accounts.
These three chapters are the basis of a great loan reduction strategy, and I emphasise that we put a lot of work into these chapters to ensure our clients are better prepared for success.
But … then … just before I am about to leave, I open my workbook and ask if there are any friends or family members that could benefit from our book as well.
I try to get at least three names, addresses, mobiles, and emails if I can, so that I can mail the book to them as a “gift” from their friend – as well as from me. Then of course, I follow up with an email and telephone call.
So far, I’m getting a good response … and I know from many years in the Broking industry that the gift of the book is being more cost-effective in getting to a new client than anything I’ve done before.”

Let me tell you about what happened for broker “John” (not his real name).
Below are some emails between us, but first, let me give you a little background info:
John started broking with a major franchise group. That hadn’t worked out for him so he later moved to a brokerage owned by a major real estate agency. Again this wasn’t working out as well as he had hoped. Like most brokers, the issue wasn’t his ability as a broker, it was just getting in front of enough potential clients.
Eventually he heard about Mortgage Australia and decided to join us. The timing wasn’t great as we were in the housing downturn in Perth (with the volume of house sales falling by a third), so we knew we had our work cut out for us. Despite this, he was able to set up a local real estate agent and financial planner using the co-branded 7 Easy Steps to Mortgage Freedom book and started putting some loan applications in.
However, he was later approached by an investment property firm who offered him to be their inhouse broker with plenty of leads supplied. He decided that this was a better path for him than building his own broking business. Whatever the situation, I wished him the best and hoped for his success in this industry.
